What to tell a roofer about a leak

Tell the roofer where the water appears, when it happens, the building and roof type, and any recent work. Photographs taken from a safe position help explain the issue.

Describe the pattern

A ceiling stain identifies where water becomes visible inside, which may not be the roof entry point. Water can move through an assembly before it appears. Note whether the leak occurs during prolonged rain, wind-driven rain, thawing weather or after particular building activities.

Collect useful details safely

Record the room, floor, approximate location and when the issue began. Take interior photographs from a safe location. If you have old roof plans, previous repair invoices or photos, share them with the roofer. Do not enter a damaged area or climb onto the roof to improve the report.

Separate immediate response from permanent repair

Ask whether the first visit is for investigation, temporary protection or a completed repair. Weather, access and hidden damage may mean these occur in separate steps. Request a written explanation of what has been done, what remains uncertain and when follow-up is expected.

Include recent changes

New rooftop equipment, skylight work, renovations, gutter changes or recent storms may provide useful context. Mention repeated repairs and whether previous work changed the symptoms. An inspection can then focus on the roof and surrounding details rather than treating the visible stain as a complete diagnosis.

Know when the situation is urgent
