Make the comparison before you sign
A useful roofing proposal explains the work in enough detail that another contractor could price the same job. Start with two or three comparable scopes. A lower total may leave out disposal, flashing replacement, deck repairs or ventilation work that appears in another proposal.
Ask for evidence that matches your project
A contractor who routinely installs residential shingles may have a different team, equipment and process from a contractor specializing in occupied commercial membrane roofs. Ask for recent examples with a similar roof type, slope, access arrangement and building use. Speak with references about communication and how unexpected issues were handled.
Request the business identity, insurance documentation, relevant local business licence and a current WorkSafeBC clearance letter. Check the documents directly; a logo on a website is not verification. The RCABC contractor questions provide a useful independent starting point.
Put the roof system in writing
The scope should describe tear-off, disposal, decking inspection, underlayment, edge details, valleys, wall and chimney flashing, vents, skylights and drainage. Ask how deteriorated sheathing will be measured, documented and priced if it is discovered after removal.
For a membrane roof, clarify the assembly and attachment method, insulation, drainage and all penetrations. For a metal roof, discuss panel profile, fasteners, transitions, condensation control and movement. Brand names alone do not describe a complete assembly.
Agree on communication and weather protection
Find out who supervises the job and who answers questions. Ask how the crew will protect landscaping and access, manage waste, secure materials and keep the building dry at the end of each workday. An occupied strata or commercial property also needs a plan for noise, odour, deliveries and tenant notices.
Understand what the warranty actually covers
Product and workmanship coverage are different. Request the written terms, exclusions, registration steps and claim process. Clarify which party responds if a leak develops. A long warranty headline is less useful than knowing who is responsible for the assembly and how you obtain help.
